What neighborhood is the property located in?
Northside Vistas is right near Hialeah and West Little River in the city of Miami. Here you’ll find three shopping centers within 1.2 miles of the property. Five parks are within 9.9 miles, including Arch Creek Park & Nature Center, Enchanted Forest Elaine Gordon Park, and Miami Children’s Museum.

Leasing

What are the lease terms offered?
Our standard lease term is 12 months but we can accommodate 7-13 months based on your needs.
Does the apartment come with laundry?
Yes, all our apartments are equipped with a stackable washer & dryer for your convenience.
If I am self-employed, what do I need to provide as proof of income?
As part of your rental application, we require 3 months of bank statements and pay stubs. If you are self-employed, we can accommodate 3 months of bank statements and your most recent personal income tax return.
If you require renter’s insurance, can I transfer my own policy?
Yes, renter’s insurance is required. You can obtain coverage from whichever insurance provider you wish. If you do not have one, we can help you obtain a policy.
Do you have furnished units?
Yes, some of our units are furnished which makes it easy for you to move in without needing any furniture at all. Reach out to us to learn more about this offer. Furnished units are limited.

Payments

What is the security deposit amount?
The security deposit will be based on your rental application. The base security deposit, if your application is fully approved, is equal to 1 month’s rent.
What fees do I have to pay to apply?
Application fees are $75 per occupant over the age of 18.
Are any utilities included in the rent?
You will be responsible for a $75/month Amenity Fee which includes access to all our community amenities and personal internet in your apartment. Internet service is included in your lease!

Your apartment is sub-metered for water/sewer usage and you will be charged monthly based on your personal consumption. This charge will be added to your rental ledger and can be paid online with your monthly rent payment.
Can I pay rent online?
Yes, we offer an easy to use Resident Portal where you will be able to pay your rent online as well as submit maintenance requests.
Are there fees to pay rent online?
The best option is to pay online via ACH. The fee to pay online is $1.95 per ACH transaction.
If I have a maintenance request, how can I submit it?
You can submit a maintenance request online via the Resident Portal and our on-site maintenance team will work diligently to address your issues right away.

Pets

Is your community pet friendly?
Yes, our community is pet-friendly! Before moving in with your furry friend, you need to register them on our Pet Screening Portal. Check out our Pet Policy for all the details.

What are the fees that I must pay for my pet?
One-time Pet Fee of $325 paid at move-in.
Monthly Pet Rent of $25.

Live Local Act 

Florida’s Live Local Act is a comprehensive, statewide attainable housing strategy, designed to increase the availability of housing opportunities for Florida’s residents, who desire to live within the communities they serve. To qualify to live in our community, certain income restrictions apply based on the size of your household. Your Income Tax Return will need to be provided as part of the application process. Please contact our leasing office to confirm your eligibility before applying to one of our apartment homes.

    • If your household is made up of 1 person, your total household income cannot exceed $95,000 per year.
    • If your household is made up of 2 people, your total household income cannot exceed $108,000 per year.
    • If your household is made up of 3 people, your total household income cannot exceed $122,000 per year.
    • If your household is made up of 4 people, your total household income cannot exceed $136,000 per year.
